The fear of that 45 days is much more psychological than it is real.  45 days from the closing of the sale is actually more like 3 months from going into contract for the sale to find your next property. 

It's NOT the Investment that Cash Flows... it's the INVESTOR.It's really difficult for me to break the psychology that people seem to place Cash Flow on the Investment.

I am a little behind my book schedule because I read a novel and The Psychology of Money after I finished The Richest Man in Babylon. 

If you've not read either of Morgan Housel's books (Psychology of Money and Same as Ever), I'd suggest picking them up.

So psychology, patience, stress, and fair market value to get the offer to accept is just a process.

Like @Carrie said...You need to be able to handle the "Psychology" of the investment.

@Ryan Cameron what saddens me is that I know it's psychological issues... but he's so damn stubborn there's nothing you can do to change him.

Pricing psychology is real.

I know about the psychology behind selling so I was prepared for the up sell pitches.
