What are prevalent deal structure in your area on seller financed deals: amount of downpayment and amount of notes, and their terms? 

Last year it was more prevalent but the market did not catch up yet.

I know that just offering on MLS houses might not get me the numbers I want, so I'll have to use other ideas to find properties (like driving for dollars or calling landlords on Craigslist to see if they want to sell).As for what happens if no one buys/rents, while I realize my opinion isn't prevalent on here, I don't buy anything I can't afford to pay for if no one wants to live there. 

I don't know what risk you may face, but I only recently learned how prevalent it is in Albany.

The first through the door blazed a path but set the market on price and saw increased higher margins but as the industry matured and more and more people entered the space competition is became rampant, production efficiency increased and price competition is now prevalent. 

With technology being so prevalent, is it impossible to find and close on a deal completely online while only using a friend to view the property (for due diligence purposes) in the area where the deal is located?

I would add prevalence of crime to that list as well, though. 

The ones that understand that when they do right by you, they will reap better rewards long-term are actually not as prevalent as you may think.

If full reserve/fixed money systems worked they would be prevalent.
