If scaling quickly is your goal, DSCR loans are a great tool for the refi portion since there’s no 12 month seasoning requirement like conventional loans, and DTI isn’t a factor.

@Audrey Sommerit's just a very, very rough rule of thumb that says to assume that 50% of a property's rent will go to non-financing expenses.it's a screening tool designed to screen down candidates to a manageable pool - but then every property needs to be analyzed on its own merits.

don't talk to the builder talk to a surveyor and your city about splitting. 10 acres is a lot of land. at a density of 4-5 units an acre you could get 40-50 lots out of that and do way better than the builder. builders have no value. it's a commodity. you have all the power. you own the land.
