Earnest money refund and contingency on selling current house

It would be odd/silly for this contingency to run all the way up until the closing date, but I don’t know how you guys do things there.At the least, I’d communicate with the sellers letting them know the sale of your house has fallen through and it seems highly unlikely you’d procure another buyer and close by your contract date....doing a mutual release now would be beneficial to the seller so they can get their house back on the market.

It's all about supply and demand and how much the seller values what the buyer's agent brings to the table.In the event where the company found you, engaged with you, then at the last minute you wanted to being in your own agent it's doubtful they would value what the agent is bringing to the table very much as they have for the most part already procured the sale.

Unfortunately if you signed an exclusive right to sell with the agent, then it probably says that even if you procure a buyer on your own you will owe the listing agent the 6%.
