The sad thing for new investors is feeling like we are at the mercy of lenders (this is not the fun part of this business) For over 40 years now I have been creating methods to do real estate deals without banks, without mortgage brokers, without hard money lenders or other types of organizations who want a chunk of your equity - those money people who on the surface will lead you to think that they are helping you, the investors, but the real bottom line is that they make millions of dollars connecting with you, the new investor, the developer, the seasons investors - you the person on the street - using bandit signs, direct mail, tax sales poaching, foreclosures - you who are busting your butt trying to find that one out of 20 sellers - that one who we call the "motivated seller", those lenders are like a ticks, sucking the green out of your wallet - those who want a piece of your action, your profit, your equity and your hard work and dreams of making it in this business!

I just sold my last tree farm a few years ago 700 acres in Oregon for a 7 figure profit .. and all I did was hunt on it and ride out quads.. no tenants no toilets.. worse thing was occasional hunters trying to poach a deer or something..

If you don't already have a marketing campaign and presence that can stand on its own then placing your bets on Twitter isn't going to lead to a windfall of leads and profit.Regular people still have to grow into integrating the real benefits of Twitter into their life if we're ever going see the desired results that come with lead generation on Facebook, but with these God Forsaken PS, YN, IMGers poaching them as they seek information on how to use Twitter they'll be turned off for so long before something or someone comes along and properly explains it to them.Twitter is a tool and if you're doing it because people are telling you it's a must use tool then really do your research on it... a screwdriver is a great tool but it won't do you one iota of good if you're hammering a nail.I think I'll whip up a blog post on this while it's all surfacing.. :) BtW I'd love to have some more colleagues here on BP as I always love to talk real estate shophttp://twitter.com/iluvreinvesting

There are about 3,200 counties that offer tax sales.My son purchased one for $150.00 and sold it for $50,000; that's a nice return.I have a system called "Tax Sale poaching", that works very well for me and some of my associates, this system circumvents competition.Be careful when someone wants to up sell you a course.
