They used to be a perennial powerhouse on the west coast.

Be sure to include a mix of annuals and perennials so the home looks alive in all seasons. 

I would recommend adding some boxwoods and perennials to the front of the house.

We have learned to just create a nice mulched bed, and I have offered a $100 rent credit per year for tenant if they give me receipts for the cost of perennials only, no labor, no other materials, just the cost of the plants.  

Not just because I'm a retired aerospace professional with a perennial interest in aviation as well as RE investment, but because it's refreshing to see something other than a "starting out" question in the forums.

Not to bring in a perennial topic on BP, but I do think that neither MF or SFR approaches are superior to one another - they both have significant advantages and disadvantages. 

They have made a beautiful fire pit, built 3 gorgeous raised planters, and also built a lovely bricked in garden besides adding perennials and replacing a diseased road bush with a beautiful new one.

@Eugene Rogachevsky Condo's do have its own risk and I am really not trying to get wound up by HOA dues which can be a perennial thorn and cash flow killer.
