I rented to my parents for 15+ years and when they past I rehabbed the house and sold it for $120k profit.

In the past I have seen the FDIC telling people they will not be able to touch their money for 20 years in such instances.

That being said, having dealt with the sellers in past I can attest that some of them are @$$es.

In the past I keep looking past this area because driving distance was too far to have any grasp/maintain on the property.

In the past, I have raised $100,000+ for each one of my projects, but all on equity partnerships or by giving the investors a flat fee on the deal. 

In the past I think analysis paralysis kept people on the sidelines.

In the past, I have had properties where I was getting great CoC returns (30-45%), only to realize many years later, I would've been better off never owning those properties.Anyway, you are in a good spot, as you pointed out, your contacts can be great resources to support your REI journey.
