I have said it before, the 1% rule, is really like discussing a PE ratio on a stock. 

I think that the lenders in this cycle have been just as reckless as last time but they're no longer banks, now they're the hedge funds, debt shops and PE firms who are making these loans.

I'm a PE coach and fitness business owner from Long Island/NYC.   

Small lending will get a chance, small business will find better rates, bonds will finally become worthwhile, stocks PE should decrease, and retirees will get a break.  

I think a personal recommendation would help most (so if anyone wants to help out a rookie feel free to).I work in PE Real Estate and we typically only deal in gateway markets, however we will do one off deals in secondary markets if the returns are healthy enough.

You will absolutely not get pe mission for the transfer, as FHA only lends to individual, owner occupants.  

It is very difficult to structure a PE deal when the other partner(s) is not also bringing cash in or is in some way developing/renovating the property.

People were yelling and screaming how overvalued the stock was relative to its triple digits P/E.

Specifically, PE funds and high net worth folks have bid prices up in most Class C or better neighborhoods so it's tough to find a good deal.

I know your schedule is busy if you are in PE, but once a month you should try to make it out to the SF BP MeetUp if you can.
