I have a few questions- "We started an LLC" "We purchased a property" Who are the legal owners of the LLC? 

We feel this encourages/trains good payment behavior:)We have several MoveIn Specials owners can approve like, free TV, Washer or Dryer (used), etc.Our main goal with MoveIn Specials is to stand out from our competition. - Just lowering the rent really doesn't do that.

I just helped an 18 unit multifamily owner who sold his property move the funds into the Deferred Sales Trust.

And recently, after much pushback, they backed off the plan to not let you transfer the permit to the next property owner when you sell.

We have a lot of owners convert to Mid Term or Long Term rentals.  

Going through my real estate journey I have learned a lot, I am 24, a veteran and a graduate from Temple University,I started with aspirations of investing on a property and making a quick flip.My problem lied with fear of failing, my capital and my savings.I decided I wanted to learn the real estate market and know the ins and outs before I would make a bold choice on buying my first real estate home.

That said it is possible that you need to evaluate your stays and decide if it is worth taking shorter stays or sticking to some longer stays to reduce your time commitment and maximize the revenue for time invested.

Can you then decide to list and sell the house two months later...yes.
