Just get started, don’t let this stop you. 

So I say selling is most likely your best course but regardless, to grow your portfolio stop doing 15yr terms. 

For overnight rentals, functionally it is a bedroom.

I cannot specifically think of any issue at all but occasionally we have had complaints about something clearly listed and when we point them to it the complaining usually stops. 

That means there are sometimes you have to get people off the list who are not opening your emails, or buying anymore, and add people who were buying years ago stopped, and now are back in.

If they tell you no, then stop and find a different strategy.

I would stop work until an itemized scope of work and cost to completion is established.

Never stop hoarding capital.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.
