That sounds like a prison sentence, not a financial freedom plan.

You’ll want to do more than look at nightly rates, your most critical metric is actually occupancy rate, which the pay-for dashboards like AirDNA notoriously misrepresent.

Note that some towns in Mass have notoriously stringent building rules while others may be more lax… your mileage may vary!

The principals got 12 to 20 year prison sentences for wire fraud.  

prison's are full of those that did loan fraud during the GFC and even today.. this is something you want to be careful about.. silent seconds and all this stuff.. 

Mortgage under about $75k-$80k are notoriously hard to get.

On the flip side given how sub to has been mass marketed through the guru / trainer folks you are going to have a lot of the buyers who are NOT properly capitalized  who dont understand how to do these correctly or are just plain crooks and when things dont work out they walk or even worse realize they can just rip rents and not pay on the mortgage this was very common back in the mid 2000s  I got a few interviews with the FBI chasing down folks that did this 20 30 50 times they were criminal enterprises and they ended up in prison..
