They too get their money back and still get access to everything for 12 months and Mr.

Others have little/no experience and will give you bad advice that takes you down the wrong path.I recommend you focus on educating yourself while saving more money. 

Some people are able to save money and budget and others are not really good at it.

A traditional bank will not give a line of credit even if there is significant equity because it boils down to being able to pay back the money. 

Have your CPA run this scenario with your numbers; too much money to take advice from the internet!

Keep working, saving money, and buy the best asset that your budget allows.

Or US govt giving money to Iran.  

This might not reduce your taxes, but it's a better use/return for your money than paying down a 4% or 5% mortgage. 

They can make or save a lot of headaches for you.
