Miraculously, it sold before it hit the market and we got it closed in 30 days.

Miraculously, I was able to get the builder to warranty the work which they estimated as a $18,000 reair.   

I just sold a HUD house that miraculously appraised high, but the sale price was very close to what I comped it at -- FMV.And the buyer demand is just so high, that adding that small an amount of inventory just isn't going to slow appreciation, let alone lower prices.

LOL.Maybe that is something you can consider next time, should you miraculously not be the highest offer on this property!

You may be forced to take other measures for your tenant unless landlords were miraculously granted a break under the current circumstances down there.
