I am continuing to be able to make a 20-30% profit every month for my first airbnb.I won't lie I was a bit anxious for these coming slow months, everywhere on the internet I was told from October to March will be super slow and in my area the average occupancy was around 61%.

They had purchased a home in Waldo in March of 2023 and refinanced to pull cash out to buy the new home in Lawrence.

After several reminders, ABC Baltimore started paying rental guarantees in March 2018 ($1260/month) and they were almost always late.

Most importantly right now is getting it leased as it has been vacant so long and will be hard to lease until March. 

A couple options… 1) Coast as is until March for better selling season, more buyers, higher price. 2) Raise the rent at least half way to market.

I had another local realtor tell me it might be worth a shot at least trying to fill it as an MTR for the first 3 months of 2025 as I don't owe my first mortgage payment on my new home purchase until March 1st of 2025.

and our goal is to list the house on March 6, 2025 which is a 4 month turn around.

I just left my W2 in March and am trying to find ways to grow this as a "true business" letting my people do their thing.
