For the leak, drywall replacement and so on I offered to pay partially I was not legally bound but I had a booking and needed it fixed fast but I didn't pay much about 20% of the fix for the drywall.

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).

To make room for grandma, they walled in the deck with heavy drapes and converted it into another bedroom.Sometime ago, she complained of leaks coming from the sewer pipe under the deck, so I had 2 maintenance men (brothers who help me with repairs and yardwork, who have been with me for 15 years, they're like family) to fix it twice.

The reason for the water to be away from the house is water movement from surface water soaking in, such as poor grade or leaking gutters, is it will move the subsoil causing the settling.

I have lengthy conversations when tenants move in about letting us know immediately if there is a clog, to stop using the plumbing if things are leaking, that they will be responsible.
