The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy.

Wholesalers (no offense to those in the comments) who are doing this without being a foreign entity are probably co-wholesaling which is on the borderline and practically acting as an agent without a license or getting referral fees by having actual wholesalers on the ground doing deals and they just provide the leads which is different than wholesaling.

I do not have the ability to make the cold calls or marketing materials needed to source those kinds of leads so I rely on my agents, zillow, redfin, and MLS to find potential properties but of course it always comes down to the numbers.
