I’ve found myself particularly interested in multifamily properties, but I’m struggling to grasp what exactly defines a “good deal.”When evaluating listings, should I primarily focus on properties that seem undervalued?

I've now used it twice.The program requires 10% down, must be a rental, no PMI, and has a very high standard of credit.Last I did it (Summer 2022), my rate landed in the low 5%.  

My answer for you is not based upon your Sub2 question primarily.

I have a W-2 Job, capital saved up for a down payment (or two), and a buy box based on my affordability.

Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

Based on what you have explained here and assuming that all of it is true, than you really only have two options to get it rented1.

Do NOT buy anything from the Detroit Land Bank!
