Our strategy is successful but requires investors to commit to a fairly intense prospecting and decision making pattern.

I get the dreamers wanting to pay to get into development and I can see in some markets this would work were its not so intense to develop but in other markets ( and I am sure the Guru just takes your money and does not get into  market specifics) 99% of the folks buying this will never do  anything with it.. it takes decades to figure this out or U need to be with a BIG firm that has millions upon millions behind them..

If so, I know credco for us sends someone to our office to make sure we are compliant.When we boarded on the IM side it was intense but I actually am glad to go through that process, it means they are serious about compliance.

What about the second and third year when you no longer have the labor-intensive initial setup?

Got a call from the tenants mother on Tuesday morning - she said her son (my tenant) was shot nine times this past Saturday & is in intensive care, surgeries, etc. 

Noise ordinances as well.   

Whether it is the increase in hurricanes, intensity of hurricanes, rising sea levels etc.

The vacation side is more of a business and requires a lot more work but the affordable housing side is less labor intensive. 

Turning over some kind of commercial property is more labor intensive but it also scales quickly because of potential returns.

What you have is noise...the tenant elected to stay in the property during the repairs which you made promptly.
