This should be a small operation that could get you going on doing a good volume (10-50+ flips a year).

In larger volume, you can get better return.  

Thanks. because existing is super messy and lower returns for general contractors and HIC, I'd recommend looking at new construction too. start to finish 120 days right now on 1-3 family is what our market is going for high volume spec homes that have been built before. 

BTC $40K+ and volume is rising. 

But as to best use of your money - leverage gives you 4 to  5 times the volume of properties that you control with the same amount of money invested.

So there is just not that big of market for all these people that think they are going to loan EM deposits. wholesalers doing any volume have their own money full stop and are not going to look to others for funding of EM..

You won't know who used more or less, so any complaints about volume are more issues.

My opinion is the sheer volume of R.E. know-nothings who jumped into space over recent years, the people blindly throwing $$$$ at every good slogan and sales pitch without real D.D. done on the operator themself to confirm they had the chops to do what selling there gonna do.
