Again, in my opinion this model doesn’t scale, beyond a point that is reached sooner rather than later.  

My frind in Omaha ended up picking up his second property sooner than he expected, simply because he’d built a small name for himself with one successful deal already under his belt.Are you feeling confident about the day-to-day responsibilities, or is there something else in the process that’s keeping you up at night?

If your goal is financial freedom sooner, scaling may make more sense.

If you can save money and renovate and the ARV allows you to pull your intial capital out sooner, I say go for it!

It taught her that if there’s any confusion about terms, you want that clarity sooner rather than later.When it comes to rent, I’d look at comparable properties in your area.. from what I read in Forbes, some commercial leases even build in annual percentage increases so you’re not stuck below market for too long.

I considered adding a universal gym but will go with billiards and foosball instead.There are more spas in this STR market than EV chargers ((only 5 or 6 units have a EV charger), yet it is about 200 miles from the nearest large metro (too far for most EV to go without a recharge).  

The sooner the money is put towards it the less interest you will pay. 

In lieu of living quarters, and if your area doesn't really need the value of a garage due to weather, the best uses I have seen are full-service home offices or gyms.

I have done this and then we lost half of our W2 income, then a big HVAC repair, then the ELOC rate drifted up from 4% to 10%, then a storm forced a roof repair sooner than expected.

But man, once I shifted to smaller multifamily properties, the cash flow and scalability made me wonder why I didn’t start sooner!
