If you know anything about this biz and the legal frame work of things it's INSANE what just went down. 

I am in a time crunch as I assume I can't list and show the property until I have the legal framework established.

I've been with HOMERIVER GROUP (formerly known as PROPERTY FRAMEWORKS) for about 5 years now (they run two of my properties in the Atlanta area) and they are amazingly detailed in their work with a great system in place.8% PM FEE; 60% LEASE FEE; 7% RENEWAL FEE; Nice dashboard portal that keeps you informed, and they run everything by you, and do nothing without your approval. 

It would also allow me to wholesale skinnier deals or ones I don’t have bandwidth for.My strategy framework is below:Narrow focus on lead generation.

All of these questions will start to give a frame work for what areas you should or should not focus on. 

Thereafter the plan would be to get teamed up with a CPA and Advisor team locally to build out the frame work in which I can maximize deductions.  

The value of individual agents within this framework covers the spectrum from the relatively incompetent newcomer doing this as a partime hobby to the vastly experienced professional with a knack for negotiation and an ability to find a market for hard to sell properties. 

When trying to forecast the value of the property after the work is done, what tools/framework do you use?
