Markets were created to take money/wealth away from the masses and redistribute to the few, who have foresight and ingenuity.

I don't pretend to have the foresight to predict the market so I choose a more conservative route. 

Under (current) Section 1031, tax deferral is available for the exchange of real property held for productive use in a trade or business or for investment.Also, real property held primarily for sale is specifically excluded.No direct specification of the holding period requirement period is made in the tax code.In general, the courts have been more liberal than the IRS in defining what qualifies.Technically, properties can be segregated and categorized with a single taxpayer holding some assets primarily for sale and others primarily for investment.Without foresight and planning, a serial flipper is not well-positioned to challenge the IRS on this matter.

Just having a chance to hear about your experience and foresight would be very beneficial.

It sounds like you and your realtor did everything you could, and then more...Simply put, it sounds like it's just really sloppy, terrible work and foresight on behalf of that loan officer.

(And historically, guys like the ones you may hire for this job have the future foresight of a mayfly.

Sometimes a quote from one contractor may be a bit higher, but it takes into account items that require foresight.  

Now with foresight, I can say they will cut again.
