There is roughly $20,000 left in rehab including windows, floors, a new kitchen and bathroom. 

In 2022, we had guests with dogs that scratched the floors (repeated scratching of the floor that they do, when they want to go outside) in front of the patio doors. 

Gutted the floors myself and installed new subfloor and new flooring on entire first floor.

I don't plan on going on the actual auctions :/.   

I will also be doing all the cosmetic things you can think of: paint, flooring, bathroom reno, kitchen reno, so I am open to carpenter or design suggestions.

These are becoming very affordable from retailers like Home Depot and Floor and Decor, and they really set you apart from builder-grade homes!

Eventually the kitchen will need to be updated, but the bathrooms are updated and tile floor throughout. 1 tenant for nearly 4 years, just changed out tenant.
