The worst thing we have is policing for parents renting outs vacation homes for their children during prom season.The other great thing about Galveston is our convention center.

Now, it's time to come clean and admit, that's your daughter or your high school prom picture or you're not near 60.....now which is it?

First, there is no reason to flaunt your wealth- i think its tacky, and your tenants may resent you, especially if you are a lot younger than them.

It took me 18 months to refi our first 12 unit property (that was also 2009) and so many no's it was like asking a super model to your prom dance.

I flaunt it.

I figure have her take a prom note to me for $10k or $5k cash and we are done.I'll NET $10k-$15k.

What I perceive as a sin certainly isn't by, yes, I'll say it, younger members, those with fewer times around the block, it's a lack of communication and probably much my fault as I don't really like to type and say things along a short path,I just hate hype, I'm pretty conservative, I don't like flaunting success or money in people's faces, I know it's not necessary to sell or convey ideas or teach.

If someone asks you to the prom and you say yes, honorable people do not say to you later "sorry, I got a better offer" - they either say no to you and take their chances or man up and say "sorry, I already have a date" to the second asker.
