But the entire §1031 field is very misunderstood, and opaque.

In fact, you have to go out of your way to get the business name in there (I actually had to reach out to support to figure out how to do it, and ended up changing it back to my personal name) by putting the business name in the first name field and leaving the last name field blank.So in your example, "Lumen" would have put "Lumen" into their profile as their first name, and left the last name field blank. 

Since I am entering this field in the latter part of my life (63), I do not want 'long-term' investments as I am not interested in making millions, but having enough for the remainder of my life to 'Vive La Vida Loca'!

Additionally, the Villages are close by and with an aging population it attracts a lot of healthcare field workers.Now, with a lot of rental properties you may run into slightly longer vacancy periods if you have a unit turn at the same time as others, but generally speaking renter demand is solid. 

Do your due diligence.furthermore, are there any burnout houses close by, is it in a safe neighborhood, is this in a rural area, is it a metropolitan area, what's the economy like there, just because other places nearby are renting doesn't mean that your house one block over is not next to something that is uninhabitable, or poses a security risk, or maybe near an abandoned field, a graveyard, an airport, many different factors there to consider.  

Now were all standing on a field with cricket bat's and starring at some wickets wondering what the hell is a wicket.....

My 46 years in the real property investment field has taught me that almost all wealth in real estate is accumulated through price appreciation of the subject property owned and amortization of the associated mortgage note(s).  

That is where I'm at currently, trying to find a brokerage and/or envrionment where I can work under an established individual to gain more knowledge and find myself in the field everyday.

They have done 1031's going back generations, to which that tax-can is still getting kicked down field!
