Originally this started as a house hack I have recently moved out and it is now a 2 unit with one half being furnished rental.

I paid $165,000 for the 1600 sq foot home and I'm assuming I will have to put at least half that much into repairs as there is severe damage to floors and walls as well as black mold.

15 - How many half baths will there be?

We get an extra 3 deals a month from it.

We have an LOI accepted on a property where the seller is going to carry roughly half of the 25% down payment.

I'm not saying all PM's do this, but some do...What motivates you as a PM to go the extra mile for a property they are managing when they get a percent every month? 

The transaction netted near $1m but he had a 50% partner (not me, his sister) so he netted half (land transaction on large scale ADU development - https://www.cbs8.com/article/news/local/working-for-you/new-...).

If you do find a PMC willing to do this, expect to pay quite a bit more for all the extra hassles!
