For every day after the 30-days, the permit fee is reduced by 10% of the permit fee.  

I would set up calls and then sit in and listen, every day, typically a few times a day for around 6 months.

Their rates are good but boy, they looked at my financials and ask some funny questions such as asking for proof that I could withdraw funds from my SEP IRA account, and that I need to provide documentation to verify that  this employer sponsored retirement account allows for funds to be withdrawn, or if withdrawals could only be made in connection with the borrowers employment termination, retirement or death etc. everyday they sent me something new to answer.

With the two lots together they could be sold for 50-75k.. im doing research all day everyday to learn more and more about real estate investing.. so much that im nearly on the verge of divorce.

Now I just have to chip away at it everyday!

I'd probably also look at markets that had multiple direct flights form SFO everyday for even more convenience.

I also found that if you pay people cash every day it spurs them to return more reliably. 

Again, large commitment of time, patience, and ability needed.The amateur of “semi pro” investor should realize that the professional investors (such as myself) spend ALL DAY EVERY DAY doing the above.
