We are honest, family-owned, ethical, and transparent....but unfortunately we only distribute to our owners the rent less expenses. 

Also, asking for exorbitant fees up front to provide a term sheet is not legitimate or ethical practice.  

These are professionals with additional training and a stricter code of ethics.

Some, maybe another 20 -25% are honest and ethical.  

It was actually considered a violation of the Realtor code of ethics to charge anything other than the standard, "fixed" commission rate.

That's why it's good to see how others do it and see it even lines up with what you want to do, ethically and professionally.

You will subscribe to a higher code of ethics, setting yourself apart from the rest, particularly those that just dabble in management.3.

There are techniques to contact a borrower before ever buying a note, legally and ethically, I doubt your broker dealer will let you do that.
