If we meet a resident through an OTA, we enjoy certain protections with that platform, but if, at any time, the resident wishes to extend, but not through the platform, we require the same background check, credit check, and eviction check as for anyone else not booking through an OTA.

I don't see the value proposition there from a ROTI (Return on Time Invested).By that time, a passive investor in syndications who achieved a 15% CAGR on his money is a multi-millionaire many times over, without the lender calling him every year for an update on the insurance or HOA companies ;) I enjoy the freedom of living anywhere in the world, not having to track pieces of mail related to my rental properties.Private Equity is where its at.

I also practice as a Realtor because I enjoy it and it is extra income.So as an investor, your options are to get your RE license and have access to a lot of tools and do the research yourself (therefore you're paying with time, energy and a little money) or you work with a great realtor/investor in the specific market you're looking into.

As a SFR investor for over 15 years I have been wrestling with this question in the past, because it feels like you should upgrade to "bigger".I know for sure that I would not enjoy the ownership experience that comes with a small 4F, because in Milwaukee that typically also means lower income tenants.
