How: Engage a public adjuster to represent your claim with the insurance company.

@Prav Se Unfortunately, profits from real estate flips are typically taxed as ordinary income, not capital gains, because the IRS classifies flippers as dealers engaged in a business.

That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

Listing on MLS is a must, but also use Instagram and Facebook to show off the property in a fresh, engaging way.

Dealing with less substantial amounts like $50k creates more trouble than it's worth.Ideally, I need a single investor who can engage deeply with our numbers & vision and finance the construction of 3-10 cabins at once ($2-6m).
