I would say its extremely important to have a quick (like 60 second elevator pitch) for why you want to enter the business and what returns you are looking to get. 

I am speaking at a meetup in JC this coming TUE (9-24) called Elevate and then I run meetups the first WED of every month in Northern NJ, WED Oct 2 is in Fairfield.

For example, giving a wheelchair bound tenant access to a service elevator that tenants normally aren't allowed to use.

Your fear of the system is unjustified and would be elevated if you actually understood the law and how it is applied. 

Your build out cost will be less competitive for the elevator systems, fire sprinklers, exterior parking spots- unless you do drive through load zones, and exterior wall surface.e. 

I guess if demand is relatively high in your area, you can elevate your requirements as high as you want.
