haha ... in many Asian cultures generational wealth is the default, not the exception, the elder generation passes them housing, a vacation home, a business, a company, mineral rights, and sometimes a political position as well lol it is a way to continue family (and dynasty) legacy so you (as an elder generation) would be remembered  by the community.

Hi, I am a Real Estate student looking  into investing in a new build single story duplex, triplex, or quad that would be marketed towards the elderly.

It doesn't matter if they are elderly country folk or not.

I have a unique situation where an elder lady wants to gift me her house.

I've drawn the new build for an owner-occupant to have a single family home but with the option of having a "tenant"/roommate or family member (perhaps in-laws, or elderly parent/grandparent, or a brother/sister, who wants private, separate living space, etc.) living in their own space with their own separate utilities.

One of the other tenants is my elderly mother who lives alone.  

These families may require more space, thus seeking affordable housing that includes 2- or 3-bedroom homes rather than smaller units.Middle-Aged and Elderly Population: Zip codes like 28314 and 28306 have a higher proportion of residents over the age of 55.

Because of the location, this is permissible per county regulations, even though the residential neighbors are having a tough time with it.So, we have to move and convert our home into a STR (we cannot sell the property because it is 2 homes and an elderly family member lives in the other home and cannot move).
