I wouldn’t come up and say I am new in the business but if someone ask me I’ll be honest, that may work for some, but not others, it who cares anyways, you won’t get everyone, you want those that will want to do business with you.I will also reiterate that even if you are brand new and some ask you, turn around to a positive, if they say “but so and so has been in the business 20 years and have done many transactions blah blah blah” you can turn it around “you know mr and mrs seller, that is a great agent with a great track record, but don’t mind my asking, they are doing so many deals a month and so and so a year, how much time do you think they would dedicate to your home?”

Thank you for your input.Keep a cheat sheet for your property(ies) with color brand/codes for each room and common info needed such as appliance info, fridge opening HxW, etc...Paint should be standard sets of colors for all the properties you have.Flat means hard to clean, repaint it all.

Hi Tiffani, often new appliances that are "off brands" that you purchase come with a warranty and perform well plus they look new.  

I bought a brand new in the box $285 microwave off Facebook marketplace today for $35.

Put $10-15K in to get a brand new kitchen, refinished hardwood, recessed lighting, and brand new bathroom.

But you are required to file a Schedule E in the US every year showing the total rents you received, the expenses you had against those  rents and your subsequent profit or loss.
