You can serve a "notice to cure" which gives the tenant a specific timeframe (usually 14 days) to fix the violation (in this case, not properly maintaining cleanliness or disrupting the peace).

From a free market point of view disrupting the commission system will make things work exactly as they should - good agents will command even more money and everyone else will be shook out of the system.

Far fewer disruption to my life, and possibly a little cheaper via economies of scale and lower costs due to not having to move furniture out of the way with every step... so many ways to skin a cat, and they a will work.. just need to decide what works best for me an my situation I guess.

The biggest down to this deal for me is the "partial" disruption of my SF BRRRR model that is currently making my 120k yr income.
