Our little town has 5K inhabitants yet has 5 "white table cloth" restaurants, including one which made the "top 10 desserts" list in Bon Appetit magazine this year.We have an 8 screen movie theatre, although a lot of movies that I want to see I have to drive to Austin, or wait for Netflix.

(There's a single screen movie theater, Golf Land, a minimum of 7 places to enjoy ice cream/ dessert, a bowling alley, a great little health food store.  

If you're doing it in December, you will have to do "substantially all" the work by yourself, and that can easily trip your plan since other people are involved in the process.This dessert looks very appetizing to you, but it's not yours yet.

I think AirBNB's have to be a special experience (Mountains, Dessert, Beach Cottage, etc) to compete with the consistency and amenities of a Hotel.

Why would I bother owning assets in the dessert when I can own premium assets in the Bay Area with a higher cap rate and better yield?
