I would suggest you do some soul searching before you make and decisions to sell.

Evaluating the numbers, lending preferences, property condition, and location will help you make an informed decision that aligns with your investment goals.

Make an informed decision if you think people are properly trained?

That said, I wouldn't let projecting rates factor into my decision as much as whether or not you want to pull the extra $$ out.
