Over a decade ago, one of our apartments was primarily Section 8 vouchers. 

.- Multiple other thriving business district areas (Carlyle / Eisenhower, Potomac Yards, National Landing), but especially Old Town Alexandria, are experiencing massive infrastructure and business development over the next decade, which will greatly boost tax revenue for the city over time.- Generally landlord-friendly state, no rent control- Secure government jobs/contracts make the real estate market much more resilient to recessions / major corrections- 15-minute drive to the Capitol of the United States- 4 Seasons- 15-minute drive to Arlington, Virginia (Amazon Headquarters 2 ((2017 announced, 2030 is bringing 25,000 new high-paying    jobs to the area)), Boeing Headquarters (2022), Microsoft Headquarters (2021), CoStar Headquarters (2024), Bloomberg    Headquarters (2017 expanded), Deloitte, and the list goes on)Thesis:Although more companies continue to go back to the office, there will be a shift toward a good amount of workers being able to be in hybrid roles.

With the current interest rates vs the extremely low rates we had for the last decade, combined with higher house prices, cash flow is going to be less than it was 5 years ago. 

Without knowing the specifics of the neighborhood or property I would expect it to appreciate the same as other 1-4 units in the area over the next decade.

We are solely working on assisted living:- Buying homes and leasing them at higher than market rates to these business operators- Purchasing existing businesses with the real estate- Developing / building newFor us, the business makes the real estate cash flow, we can create a massive impact, and the demand outpaces supply and will continue to be that way for the next couple decades.

A "professional" tenant can draw out an eviction and and strip anything of value from the home, costing you tens of thousands without batting an eye.There are stories of people living in a home for over a decade without paying a dime.

The reality is most financially independent people went through a decade + of working 60-80 hours a week.

Yes it costs money for the coaching, but the typical investor would take decades of trial and error of other investing techniques and would probably never arrive a systematic way of approaching investing for cashflow as is created with the income snowball. 

@Kyle Fitch ok, I will touch on (IMO) the top 4. 1st: When we talk about "investing" the vast majority of time were looking at a total time-line of decades, several or many decades, right, before were mulch.
