It's now been 7 years since our fire and cookie-cutter neighborhoods are about 90% rebuilt, custom home neighborhoods are about 75% rebuilt, and luxury homes about 50% rebuilt. 

I'm a very patient customer, so I just let it go, but then I saw the BP podcast was promoting them again.

I paid for the subscription for a few months and drew my own custom Google maps areas and color coded them red/yellow/green based on a "grade" I felt came from a few metrics like crime/average household income/etcI also really like realtors dot com new maps, if you search for an address and click on the map and then go to the top left and choose the Value slider it will give you a nice color coded map of which areas of a neighborhood are higher valued.

- The tenant may be granted permission to customize the property such as painting the property to their liking or upgrading flooring or customizing bathrooms which can create more feelings of a sense of ownership in taking care of the property.- The rents are usually $100-$200 higher than the average rental amount which can create a higher monthly cashflow.- Tenant takes care of most of the fixes and repairs for the property, except for large ticket items that should have been taken care of before the tenant occupied the property.

They want someone who is going to treat their employees and their customers well.

A syndication was way overkill because there were only 5 capital partners so they customized an operating agreement with their attorney that outlined roles and responsibilities, distributions, membership interests, etc.And you don't have to have all this stuff figured out right now; it's very customary for us to assign the contract to whatever customized entity we end up forming.Just one caveat.

Willing to customize to tenant desires FOR A PRICE. obviously, some of the above is accomplished by the particular property you purchased; some by repairs, maintenance and improvements, and some by ongoing service commitment.   

Again, I’m not sure if these guys do this to everyone or if their customer service ability as partners is just terrible.
