Usually, when I buy mobile homes it's usually the same configuration and not much has changed with the homes from the sellers I've bought from. 

What's the configuration of these units?

Metal buildings will be easiest and most cost effective but you need to research your market to make sure you build the right configuration for the potential use and prospective tenant.

-If you put the right dock configuration in you can also rent out a small power boat with the property. 

When I say property type I am specifically referring to knowing the size of the park you want, what utility configurations you are willing to deal with, TOHs vs POHs etc.c.

This is a difficult question to answer because having a midterm rental doesn't equate to a certain room count or configuration.

The problem with mixed use sometimes is you cannot rebuild it in the same configuration (can't get insurance for replacement and city/county won't allow rebuild).

It would be best if as much of the original floor remained when you did that, that is, if the floor were not refinished at the time you sold the floor to a specialty vintage dealer.Blind-nailed hardwood strip flooring like this is always shaped into a tongue-and-groove configuration.

The property location, configuration, decor and amenities factor into who is going to want to rent it and how much they're willing to pay. 

My current flow is 1) find a house that matches the configuration (X beds, Y bath)  in a certain neighborhood (Redfin or my agent)2) pull up rent data in rentometer / Zillow 3) run through my spreadsheet with expenses, taxes, insurances and etc I would love these to be automated.
