Based on your down payment budget ($40k-$60k), at 25% down, you’ll be looking at properties in the $160K-$240K price range.

The previous Owner had purchased the property in 11/23 and did a comprehensive update and then had to suddenly get out of it.

So what that means is many properties for value are not tied to what debt in that range you can get on them or if interest rates rise in the market.

While using financing does mean I don’t keep 100% of the profit due to borrowing costs, it allows me to take on multiple projects at once and operate in higher price ranges than if I were only using my own capital. 

•Many STR investors are in the $300,000–$500,000 range, so homes closer to $600,000–$700,000 may face less direct competition but will require higher nightly rates to be profitable.

What is your price range/down payment amount?

I am looking to refinance in the near term either when rates drop to the 6.5% range into a conventional 30 year mortgage or as quickly as I am able into a first lien HELOC to be able to park paychecks into the mortgage and save a significant amount on interest or so it seems.
