Ask a commercial realtor to evaluate your property both from a value and a rental potential.How good is your tenant and their contract?

I don't know if this is for you, but my husband and I have mentored quite a few investors in Canada and helped them purchase their own multifamily. 

I am starting to get involved with real estate investing, but I am only a college student, so I do not have the income to place a 20% down payment for most properties.

Would it be a good idea to get a real estate license and work in real estate or are there other options to get in Missouri to get real estate experience without a license?
