I see similar listings up for $100-$180/night.I am preparing to get the property ready with about $3k in furniture, dishes, linens, and everything else to make it ready.

For an average 3/2 property in the Tampa area our average cost is around $210 with professional linen service. 

Of course, clever lawyers can always make clever arguments why the landlord could still be liable, but if the tenant has the responsibility of shoveling the driveway and walkways, you have some more protection as the landlord. 

A good rule of thumb is to plan on spending approx $10k on all the standard items for your unit like your washer & dryer, linens, small appliances, dishware & cookware etc., plus $2-3k per bedroom.

Sounds very clever strategy. 

We have found that by laundering linens offsite in a commercial laundry, it eases the load for our team and gives them more time to actually clean.
