This will just turn into a ventfest with everyone complaining about how they can’t find good cleaners, Handymen, Plumbers, roofers, lawncare, snow plow, electricians, etc etc etc.And everyone complaining how they had to fire their last cleaners because cleaning crew members got in a huge fight in the front yard and started throwing things at each other…And how they had to fire the cleaners before that because they showed up drunk…And how they had to fire the cleaners before that because they never even showed up…

.), and you've made your House Rules clear, then don't sweat the small stuff.By that, I mean- you'll have guests who have 5-star ratings but can still leave a mess or damage (other owners didn't report accurately or it was complicated) but you have recourse via photo evidence (your cleaners, etc.) to ask for reimbursement (or use something like AirCover, etc.).

If you can maximize all 3, then you've also created a very wide lead funnel, which is less common in multifamily properties.Maximizing "pets" means you're removing carpet, allowing at least 2 pets including cats and larger dogs > 50 lbs, access to a fully fenced-in yard or walking distance to a dog park, leniency on breed restrictions (depends on insurance, your risk tolerance, due diligence with pets during inquiry phase), pet friendly furniture (e.g. faux leather couch, low pile rugs if at all), etc.
