And by Raleigh, I mean general Triangle(Durham, Cary, Apex).I am very bullish both--clearly. $300k in San Antonio can go much further than Raleigh, so if you ever intend to scale it'd be more  practical in San Antonio.

Meet in person, walk them out to the car and see how neat their car is on the sly.

Cary area is way too costly for me but I am open for Winston, Greensboro, Asheboro, Garner etc but I don't have deep insights there.So far I am relying on Zillow, Redfin only to find properties so also wanted to check what are other reliable local / online MLS sources to look for prospective properties.Lastly, i would love to ask questions, learn and progress with seniors  here.

It sounds like their car is in bad shape so assuming they have insurance this is going to be covered and outside of their deductible they already have to pay they aren't out any additional money. 

On top of that, something tells me that the car is either not in their name or the plate was not renewed.

I find it very unlikely that I'll find a property in the Raleigh/Cary area and so I am looking at the surrounding areas like Knightdale, Wake Forest, Garner, Clayton, Fuquay-Varina, and so on.

It's very true, most investors are clueless on this, they think marketing is doing some mailers, or radio spot, maybe a website, no no no, those are for most part just campaigns, calling those marketing is like considering a car is the sum of a tire, it's just 1 part of the whole system.
