I think a lot of the concerns here revolve around using their call center where you don't have an advocate that you can always work with.

If you're planning to use it as a true revolver, an equity line of credit is probably still the best option, even at 10%+, because use of the funds wont be constant.

They're revolvers - they're meant to be drawn and paid down relatively quickly to meet liquidity needs - such as making a cash acquisition or funding a rehab. 

Maybe a nanny cam of some sort on the water meter box?  

They have a revolving door of people. 2 months down the road and no one know you and what they promised.

Obviously mounted up high in a readily visible spot "trail cams" work just as well (as a possible visual deterrent), very cheap online. 

You should have a variety of revolving credit and preferably a long history.
