If you're seeing more price points that are higher than the norm typically it means that either the market is shifting gradually up or that there's multiple people involved in that deal "chain" before it gets to you and everyone is adding their markup.My advice would be to attend a few local meetups to brush shoulders with other investors to pick their brain about whats working in your market AND to start marketing direct to sellers instead of trying to get the deals from wholesalers. 

I would brush up on terms and negotiating since you will be doing it yourself especially if you want the price your home is worth.

If you pay cash, that money could be stuck there for years until you sale but you will have some costs of property tax, brush clearing and insurance.2.

I'm sorry you had a difficult time with the one title claim you had to file but please don't paint with such a broad brush with such a limited experience. 

Hey @Bailey Brown - I recommend attending a local meetup about REI (not a seminar) as that's where you'll get to brush shoulders with other investors and players in the RE space in your region. 

That would help you brush shoulders with wholesalers and other investors that will have offmarket inventory that might work.To the other person's point that posted as well, what's a "deal" to you.
