Yes, it's true that you might be able to find a product you need at a greater discount when a brand like Wayfair or CB2 is having a sale, but I've found that they truly do offer superior discounts at scale, even considering the fee. 

Brand new investor - I wouldn't because of so many unknowns and lack of experience2.

Hi Karin, I'm brand new to this RE world, but I’m really sorry you had to go through that, it sounds like a tough and frustrating situation.

Being specific about geography, price points, willingness to take as is properties, speed of decision making and closing, whether you are a cash buyer or not, property specs....that will go a long way in your brand as a good match for an agent.

@Phillip Austin someone who obviously should not rent but buy themselves a brand new house. what was their previous place?

So rather than just market suddenly for 60 days when a property opens up, you're developing your personal brand all the time.

This is your product, and you are branding it for maximum consumption.

A lot of that is brand new.
