Anybody have any experience running a small boutique hotel/motel? 

I am looking to diversify out of pure short-term rental homes into boutique hotels, medium term rentals.  

Ohio Cashflow has been a boutique turnkey provider since 2014.

However, I'd like to think I have several "sticks in the fire" to find deals including: MLS, commercial brokers like CBRE and Marcus and Millichap, boutique brokerages houses, off-market campaigns via email or direct mail, wholesalers, turn key operators, etc..

If I were you I'd interview/talk with people at smaller boutique companies and larger companies BOTH in industrial and multifamily.

If you buy in a the right small boutique project, you don't mind if all the buyers are investors because your competition will be limited when renting or selling.

Personally, I have a boutique investment company.

:) I have been renting a 2 bed 2 bath apartment in a luxury boutique highrise building with amenities galore and lake views in South Loop for 4.5 years.

My second question: At what level of investing are boutique hotels a good idea?
