The part about people not believing in you or thinking its a gamble definitely hits close to home for me..

And when it comes to financing and capital, it's not constrained by domestic borders.

This is definitely making me rethink if it's a worthwhile gamble (especially considering the owner that is bey foreclosed on is supposedly a lawyer).

Some of the dis benefits are an increased likelihood of a tenant being less stable since they cannot be on the books for an employer, and an increase in gang related activity coming into your property due to the sad realities south of the border.  

Since lenders will not lend cross-border, you'll have to provide US collateral, like taking a HELOC if the collateral is real estate, or you'll have to use love money or pay cash.But maybe it's not that a bad thing if your land has increased in value in case you'd want to sell it you can't get the funding.

Of course, you could also gamble that the tenant won't show up in court and you get a default judgment.
