I've lived and invested in areas like this before, and I know it can vary block by block.

Depending on the class of property and types of tenants you have, they may not take lightly to you going in and blocking off their thermostats or installing electric heaters to bump the cost of heating into their electric bill. 

The idea of flexible hours can quickly turn into 24/7 availability.Solution: Create a routine, time-block tasks, and set clear boundaries.

If you’re serious about buying properties and doing real estate, then I would suggest working with the CPA that understands real estate even if the services cost more than your average H&R Block or some TurboTax program you can buy.

I'll likely be higher priced on an owner-occupied restaurant franchise, but you've been around the block and have a significant track record.

@Jennie Berger The RS-3 Zone allows for Single-Family residences & 2-Flats as "Permitted Uses"; however, the RS-3 Zone still requires 2,500 sq.ft. of lot area per unit (i.e. 5,000 sq.ft. for a 2-flat) unless the lot meets the exception for the characteristic of the block as previously mentioned by Nicolas; then it can be reduced to 1,500 sq.ft. per unit in order to construct a 2-flat.

No biggie my bank sent me the fraud alert and I had them block the charge.

Its about 8 blocks from the football stadium.  

of course the sale of hurricane damaged houses also confuses the issue (my house had no such damage but is only about 4 blocks from houses that did).
